Arbor Court is an affordable housing community with minimum and maximum income criteria. The minimum household income criteria is 2.5 times the monthly rent. The maximum household income is determined by the number of household members as outlined below:

INCOME CRITERIA

Arbor Court is an affordable housing community with income criteria. The minimum monthly household income criteria is 2.5 times the monthly rent. The maximum household income is limited according to the affordable housing program with 30%, 50%, 60% and 70% area median income (AMI) levels adjusted by the number of household occupants. Our community accepts housing vouchers but is not part of the project based Section 8 program where rent is determined by household income. Review the breakdown above to determine eligibility based on the number of occupants in your household.

APARTMENT SELECTION

Selecting the right apartment in an affordable housing community like Arbor Court involves a few key steps. Here is a guide to help you navigate your household income and size with the available options.

Determine Apartment Size: Decide how many bedrooms you need based on your household size. Our community strictly follows the occupancy standard of 2 occupants per bedroom.
Calculate Annual Household Income: Identify all sources of income for everyone that will be living in the apartment. Calculate the combined annual income from all sources to identify your annual household income.
Assess Affordability: Ensure that your annual household income is at least 2.5 times the annual rent of the apartment you are considering.
Match Income with the AMI Levels: Compare your annual household and number of occupants to the Area Median Income (AMI) Restrictions Based on Household Size chart in the chart above. Determine if your household falls within the 30%, 50%, 60% or 70% AMI levels. Your income should not exceed the maximum limit for the AMI level that corresponds to the number of occupants in your household.
Select the Appropriate Floor Plan: Select a floor plan on the Floor Plans page labeled as 30, 50, 60 and 70, that corresponds with your household AMI level. For example, if your household is within 50% AMI, select a floor plan labeled as 50.
Check for Availability and Apply Online: On the Floor Plans page, click See Available to see the available apartments for that apartment type. On the availability page, you will be able to review the floor plan, amenities, price and other details of the floor plan type. You will also be able to select your apartment number and start an online application by selecting Apply Now. Please note, the first number in the apartment number indicates the level the floor plan is located on. For example, apartment 100 is located on the 1^st floor. Floor plans that say Get Notified do not have available apartments. To get notified when a floor plan becomes available, select "Get Notified" and complete the form.
